About the Role

The Property Manager is responsible for managing the lease property portfolio for the electricity transmission and distribution and the gas businesses of AusNet.

This is a balanced and diverse role which will provide the opportunity for a strong Commercial Property manager to conduct market research, lease negotiations and administration as well as provide support to the Property Leasing Administrator.

AusNet functions as the tenant and landlord in a diverse property landscape therefore this role offers a unique opportunity to deliver commercial property expertise whilst developing skills in Infrastructure Development.

The key to success in this role is to effectively manage and prepare acquisition and renewal for multiple new property leases, whilst maintaining strong stakeholder relationships to achieve business objectives.

This role will be reporting into the Manager, Property Services with a base location in Southbank, Victoria.

We support flexible working practices in a hybrid workplace while striving to maintain a collaborative and supportive team structure.

What you will deliver

  • Lead the management, acquisition and renewal for new property lease and licence rights for multiple sites including drafting of leasing documents
  • Negotiation of tenure rights for development of network infrastructure
  • Conduct the routine tasks necessary to manage the lease property portfolio including payments of rents, rates, out goings, disbursements and consultant fees.
  • Prepare lease and renewal documentation for execution
  • Liaise with internal and external legal counsel in resolving lease negotiation matters.
  • Oversee the preparation and lodgement of caveats and registration of easements etc, at Land Use Victoria.
  • Accurate and timely acquisition and renewal of leased premises in line with business needs
  • Registering of caveats, land transfers and easements, including surrendered easements.
  • Management of existing and negotiating of new Crown Land agreements with DELWP, Parks Victoria and other relevant Crown Land reserve managers

What we like about you

  • Extensive experience as a Commercial Property Manager having managed diverse portfolios
  • Knowledge in the legal stature of property to appropriately apply contractual nuances to practical contexts
  • Any experience in Property Law or managing complex property/leasing contracts is beneficial
  • Experience in the Utilities/Infrastructure sector; or a strong desire to learn and build upon a strong Commercial Property background
  • Sound knowledge of and experience with property contract negotiations
  • A collaborative and consultative communication style with the ability to act as a conduit between a diverse stakeholder group
