Boral currently have an opportunity for a Senior Property Manager to join our team located in Port Melbourne, Victoria.

The role of the Property Manager (VIC/SA/TAS) is to provide all Boral business units with professional, informed and responsive advice/ assistance on all aspects of owned and leased real estate across a variety of use classes within the nominated Region and across Australia as required.

The role requires the orderly and consistent management/ administration of all property and land management matters, payable & receivable contracts and obligations in respect of all property interests in the Region (including but not limited to all statutory charges, rates, taxes, rent, royalty and option payments).

The role requires an understanding and ability to undertake property valuations and to monitor and add value to the property portfolio through grow, optimise and repurpose initiatives as well as accurate financial reporting for requirements such as International Financial Reporting Standards.

Key duties:

  • Proactive management of Boral’s property portfolio i.e. full understanding of the portfolio and effective usage of property tools to effectively and efficiently manage all expiry dates, lease variations and statutory approvals.
  • Produce regular reporting with verified data and information for senior management
  • Assist in the acquisition, divestment, negotiation and documentation of freehold and leasehold interests. Determine and undertake procedures for acquisitions and divestment of all forms of freehold and leasehold property interests to satisfy business operating and development objectives. Co-ordinate inter business unit and intercompany properties to maximise efficiency & value
  • Focus on managing all Boral’s property cost expenditure including rent & royalty reviews, land values, land tax and rating categories with assistance from BPG’s central administration. As appropriate, identify opportunities for revenue generation on under-utilised Boral owned property and coordinate with asset management in such activities
  • Manage all properties in Boral’s property portfolio. Ensure rental rates are competitive/ market-based. Work closely with external service providers. Work with the team to document and improve procedures relating to property management. Manage property legislation and compliance programs including all required inspections and compliance with safety legislation
  • Maintain financial and administrative control over property management activities on all Boral properties within the Region with assistance from BPG central administration

What are we looking for?

  • Diploma in Laboratory Techniques, or appropriate bachelor degree (Science or Engineering)
  • Relevant knowledge of property management and experience in different property sectors eg industrial, office, residential, special uses.
  • At least 7 years’ experience in the property management field with professional/corporate organisations
  • Proven ability to negotiate and communicate with external stakeholders, senior management, government and statutory authorities to secure tenure and the right to operate
  • Strong communication skills including listening, negotiating and presentation
  • Comprehensive knowledge of property with the ability to provide authoritative and clear direction for the businesses
