Duration: Permanent. This role is a full-time opportunity, but flexible working patterns will be considered.
Location: This role is based at The Quadrant:MK. To be considered for this role, candidates are required to live within 90 minutes of The Quadrant Milton Keynes.

Brief Description
To deliver a professional property service, completing property transactions including acquisitions, disposals and lettings and providing property advice to support delivery of a safe, efficient, reliable and sustainable rail service. To optimise performance of land and property in order to increase Property's financial contribution to the company's rail operations and to improve service to its customers.

Network Rail Property is the commercial division of the organisation accountable for the management of all of Network Rail's land and property assets. We create exceptional spaces which provide passengers with great environments to eat, drink, shop and relax as well as allowing businesses to thrive.
Group Property handles portfolios including retail, business space, telecoms and developments supporting our regional companies in delivering a rail network that puts passengers at the heart of everything we do.As one of Britain's largest property owners, property is at the core of delivering our ambition to provide a safe, reliable and efficient railway fit for the 21st century.
The post holder will work in the National Portfolio team based at Network Rail's "state of the art" Milton Keynes office.Here, we deal with all commercial easements, wayleaves and third-party telecoms interests, raising over £23M per annum to support building a better railway.
Our client list reads like a who's who of British industry and when it comes to easement valuation, we like to think we didn't read the book we wrote it!
Who are we looking for?
We are looking for someone with excellent communication skills, to deliver a range of professional property services for a client group, including acquisitions, leases, surrenders and re-grants. You will manage programmes and projects to an agreed budget, ensuring maximum efficiency and identifying opportunities for cost savings, income generation and capital growth. You will be a key leader in ensuring safety and sustainability across projects, and implementing changes required to support the delivery of Property Services overall strategy. The role requires considerable expertise in developing relationships both within Network Rail and with external clients to maximise revenue from Network Rail's property assets. Your expertise in the marketplace will mean that you can identify trends and will be able to provide a vision and strategic direction for Network Rail both now and in the future.
What does the average day look like?
You will be responsible for the granting, letting and management of statutory and commercial easements and telecoms related to property. This will include agreement renewals, rent review and valuations.We are currently in the process of growing this rent roll by active research and the thorough application of asset management best practice, and you'll be asked to beat budget by growing the rent roll and carrying through premium deals. You will also be advising our regional colleagues on statutory access matters and hold the mandate for a number of national agreements that are often applied locally.
What essential skills and experiences are required?
MRICS qualified with significant complimentary experience
Educated to degree level or equivalent
Proven experience of managing a range of property transactions
Good communication and influencing skills
Proven negotiation skills
Good presentation skills
We would also like, but not essential.
Understanding of the rail industry and rail legislation
Experience of commercial easements
Experience within corporate support services
Understanding of the telecommunications property market
Experience of computerised database systems
General MS Office skills including Visio and PowerPoint.
An understanding of quality management systems
Full Driving Licence
