About the role:
Our Retail Property Network includes a National Footprint which requires a Property Portfolio Manager to administer the contractual and legal obligations, control and oversee the property costs and revenues and assist with accurate forecasting. This role will work directly with the National Portfolio Manager to ensure the efficient management of all property within the portfolio.
Key responsibilities:
- Acting as the recognised primary contact and maintaining professional standards for over 200 landlords and tenants.
- Oversight of the Property & Contract Coordinator to ensure all portfolio payments are made efficiently and accurately, using all available discounts and avoiding cost penalties.
- Managing all aspects of the property portfolio, including the collection of rents and other income, strategic review of the network to maximise Ampol’s financial position, administering rent reviews, responding to council notices, working with internal teams to ensure the efficient operation of the network and any other related matters.
- Working with the Landlords and the facilities team to resolve ongoing maintenance issues ensuring lease compliance.
- Employing your sound working knowledge of financial and information processing systems and SAP real estate applications to compile and produce key financial reporting and data analysis.
- Communicating key information effectively to a broad group of stakeholders.
- Preparation of OPEX budgets for all rent and outgoings for all property leases, including the delivery of all information required for compliance with AASB16, coordination of internal and external audit of property leases.
- Exposure to our future energy department and assisting with new business initiatives.
You have Tertiary Qualifications in property, real estate or Business, supported by a minimum of 3 years’ experience in commercial or retail lessee/lessor management and project management discipline.
You will be an individual who is able to ensure sensitivity and confidentiality when dealing with high profile/ complex property matters and disputes. Your strong organisational skills will set you up for success when managing priorities and tight deadlines set by key stakeholders.
You will have a passion for leveraging your commercial and property knowledge to achieve and negotiate a successful and timely outcome for the business.
Key skills and experience:

- Understanding of business drivers and direct knowledge of compliance with Competition and Consumer Law.
- Confident in lease interpretation and management
- Strong negotiation and influencing skills
- High level computer literacy including Microsoft Suite skills, especially Microsoft Excel
- Experience with compiling and producing key financial reports and conducting data analysis
- Experience in SAP Real Estate is preferable
- Promote engagement, collaboration and high performance results within the team
- High attention to detail and organisational ability.
- Ability to manage time effectively through prioritising tasks according to business impact
