As Portfolio Manager, you will be responsible for ensuring maximisation of revenue whilst creating strong stakeholder relationships for a variety of leased assets across Brisbane Airport Corporation’s property investments, spanning over 2700 hectares of land!

Key deliverables associated with this exciting role will include revenue, tenant, lease and relationship management for an interesting and diverse portfolio of properties, reporting to the Commercial Property Manager.

This is a permanent full-time role based at our Sky Gate Head Office.

About you

  • Demonstrated ability to build and maintain strong relationships with internal and external stakeholders.
  • Knowledge of and experience in Commercial Property Management.
  • Lease negotiation and revenue management.
  • Strong attention to detail and effective written communication.

Your main tasks and responsibilities will include

  • Building and maintaining strong tenant relations and delivering service to tenants to maintain high satisfaction and retention rates.
  • Providing revenue assumptions on expiring leases and vacancies to support the development of the annual Commercial Group revenue budgets and quarterly forecasts.
  • Leasing of vacancies, renewal of leases and onboarding new tenants.
  • Undertaking market reviews - obtaining required market evidence to justify recommendations.
  • Negotiating commercial terms and documenting of lease terms in line with the BAC Commonwealth Head Lease.
  • Monitoring and actioning lease critical dates - rent reviews, options, insurances.
  • Ensuring that all rent and charges are billed in accordance with lease terms.
  • Ensuring that arrears are managed with tenant non-conformances being addressed in a timely manner.
  • Reviewing and reconciling of recoverable outgoings and turnover rent as required.

Experience and qualifications
Essential

  • Experience in Commercial Real Estate, preferably in a property management role.
  • Ability to handle pressure and handle multiple tasks.
  • Flexibility in terms of working hours to ensure efficient response to client requests.
  • Ability to interpret various legislation and acts.

Preferred

  • Tertiary qualifications in business or a property related discipline.
