The Woolworths Property group is accountable for all property undertakings for the organisation. It exists to provide comprehensive proactive property solutions to support Woolworths Retail businesses and their future growth. The Property Management function exists to strategically grow the trading businesses through the delivery of the best property network for our customers in a geographic location.
About the role
We are currently seeking a detail-driven, enthusiastic Property Manager to join the team. Reporting to the Regional Property Manager within the State Team, you will strategically grow the trading supermarket business through the delivery of new stores and optimisation of existing network and support the retail operations team through effective and professional property management duties.
As Property Manager you will:
- Collaborate on the development of short and long term network objectives for new and existing stores and implement property plans that are commercially viable and provide optimum convenience and amenity whilst being consistent with the property negotiation criteria.
- Negotiate new and existing business initiatives including new stores, eCommerce solutions, store extensions, downsize, relocation, refurbishment or store closures.
- Negotiate the best commercial outcome for the business when dealing with external stakeholders including negotiating owner contributions toward renewals.
- Submissions which are timely, concise with a well-presented business case and accurate modelling.
- Maintain and grow key relationships with centre managers and our Landlords.
- Negotiate lease documentation and coordinate Supermarket lease issues in a timely manner.
About you:
To be a successful Property Manager, you must have an established, authentic customer-centric focus and passion to improve the patronage of our businesses. You should have business, planning and financial skills, including the ability to develop budgets and have exposure to the retail management and development environment. Your excellent communication, influencing and negotiation skills will enable you to achieve results and productive relations.You should bring a positive energy and passion and have a desire to succeed in a competitive environment.
In addition:
- Degree qualified in Property, Business, Commerce or related disciplines
- 5+ years commercial experience and knowledge of the property market
- Commercial astuteness and knowledge of the property market including an understanding of the issues that exist for both Landlords and Tenants.
- Knowledge and understanding of the local planning systems.
- Experience in presenting proposals in a clear, simple written and oral form, with sound economic justification, in a timely manner and accepting accountability for the team’s outcome.
- The ability to establish and grow strong relationships with key internal and external stakeholders
