The Woolworths Property group is accountable for all property undertakings for the organisation. It exists to provide comprehensive proactive property solutions to support Woolworths Retail businesses and their future growth. The Australian Non Retail function is part of the Woolworths Property Group and exists to strategically grow and re-purpose both Woolworths supply chain and Woolworths online fulfilment through the delivery of the best property network.
The opportunity
We are seeking a detail-driven, enthusiastic Property Manager to join the team. Reporting to the Head of Non Retail Development within the Non Retail Team, you will manage the entire Industrial / Non Retail portfolio of existing leasehold properties consisting mainly of Distribution Centres and Customer Fulfilment Centres together with supporting the Primary Connect and Woolies X operations teams through effective and professional property management duties.
Additional tasks include but are not limited to:
- Assist the Head of Non Retail Development with the Non Retail Property Plan documenting the strategy to renew, extend, downsize, redevelop, refurbish or close facilities, followed by delivery of this plan
- Negotiation and achievement of owner contributions toward renewals at end of lease cycle.
- Monitor and ensure Landlord obligations under leases are being met with regard to repair & maintenance and protection of operations amenity
- Negotiating the best commercial outcome for the business when dealing with external stakeholders
- Maintain and grow key relationships with facilities managers and our Landlords.
About you:
As a Property Manager, you will bring an authentic customer-centric focus and passion to improve the operation of our facilities. You will have a desire to succeed in a competitive environment but will also be a positive and proactive member of the team. You will have excellent communication, influencing and negotiation skills to achieve results and productive relations.
- Degree qualified in Property, Business, Commerce or related disciplines
- 4+ years commercial experience and knowledge of the property market, with exposure to the Non Retail development environment.
- Business, planning and financial skills, including the ability to develop budgets.
- Commercial astuteness and knowledge of the property market including an understanding of the issues that exist for both Landlords and Tenants.
- Knowledge and understanding of the national planning systems.
- Experience in presenting proposals in a clear, simple written and oral form, with sound economic justification, in a timely manner and accepting accountability for the team’s outcome.
- The ability to establish and grow strong relationships with key internal and external stakeholders.
